Educational Requirements to Obtain a Texas Salesperson License:

  • An individual must be a citizen of the United States or a lawfully admitted alien, eighteen (18) years of age or older and a legal resident of Texas.
  • Have successfully completed 180 hours of required education including:
    • Real Estate Principles (60 classroom hours)
    • Law of Agency (30 classroom hours)
    • Law of Contracts (30 classroom hours)
    • Promulgated Contracts Forms (30 classroom hours)
    • Real Estate Finance (30 classroom hours). (Related course credit may no longer be used to meet education requirements for a salespersons license).
  • File and pay for the Application for Inactive Salesperson License. Evidence of successful completion of your education via credit transcript or certificate should be submitted with your application. DO NOT submit original transcripts or course completion documents. Keep the originals for your personal files and send photocopies to the Commission.
  • Provide fingerprints, pursuant to §1101.3521 of the Real Estate License Act, any person applying for or renewing a salesperson license must provide their fingerprints. Once the applicant has obtained a TREC entity number the FastPass form may be downloaded from our website athttp://www.trec.state.tx.us/FASTPass/ and an appointment must be made through MorphoTrust or through PSI. A license will not issue if the background check has not been cleared.
  • Once your application has been received, processed and accepted, you will receive notification that you may obtain a copy of the Candidate Information Brochure (CIB) to register for the exam. The CIB will provide instructions on how to make reservations to take the examination and contains study material and instructions about licensing. A copy of the CIB can be downloaded from the PSI web site. Please DO NOT attempt to register for the exam without first receiving notification from our office.  The examination must be passed within one year from the date the application is filed with the commission office.
  • Before you can practice as a licensed salesperson you must arrange for a Texas real estate broker holding an active license to sponsor you as a salesperson. Applicants and inactive salespersons are not authorized to act as real estate agents.  While you are not required to have a sponsoring broker to file an application for a license, a Salesperson Sponsorship Form is included with the application materials. If you wish, you may file the sponsorship request along with the application. Once all licensing requirements have been satisfied, TREC will send an active salesperson license to the broker, and you may act for the broker on receipt of the license.
  • You are not authorized to perform any act for which a real estate license is required until an ACTIVE Texas Real Estate Commission license is in the possession of your sponsoring broker.

1. Must be at least 18 years of age.

2. Register for and complete 180 hours of required education:

In order to apply for the Texas Real Estate License Exam, the state requires you to complete 180 hours of TREC-approved college-level real estate courses. American Dream Real Estate School offers three education options that fulfill the 180-hour requirement.

    3. Law of Contracts (TREC #1200) – Contract law, contract forms, breaches, provisions and other required topics.
    4. Real Estate Finance (TREC #0411) – This course focuses on the set of concepts and techniques used to analyze and finance income-producing real property.
    5. Promulgated Contracts (TREC #0322) – The course covers the unauthorized practice of law, broker-lawyer committee, current promulgated forms, commission rules governing the use of the forms, and case studies involving the use of forms.
    6. National Real Estate Exam Prep – The SMART Guide to Passing.
    7. MathMaster – Clear and concise review of real estate math.

**All of our prelicense courses are designed to be taken independently from any specific textbook. The online prelicensing course covers all the required material necessary to prepare you for the AL state licensing exam. 3. Consider obtaining a sponsoring broker

In order to practice as a real estate salesperson, you must be sponsored by a licensed Texas real estate broker. You and your sponsor will both need to complete and submit the Sponsorship Form.

4. Submit forms and fees to TREC

After completing the required 180 hours of licensing education, submit all education documents to TREC, including real estate school certificates.

Active or inactive initial license?

You’ll need to decide if you’d prefer an active or inactive license.

  • To apply for an active license to practice real estate, include with your initial mailing the Salesperson Sponsorship (SSF-2) form signed by a licensed Texas real estate broker.
  • To apply for an inactive license, submit only the Inactive Salesperson Application forms at this time. Submit the SSF-2 form later to activate your license.

Note: These forms can be downloaded at www.trec.texas.gov, or you may complete this process online at https://mylicense.trec.texas.gov.

5. Schedule your license examination and fingerprinting

After you receive your response letter from TREC approving you and directing you to the Candidate Information Brochure, you can schedule your exam with PSI™. You will also receive direction on how to submit your fingerprints for review. You have one year from the date your application is filed to pass the examination.

6. Prepare for the exam

By taking American Dream Real Estate School’s Exam Prep course, you will have no surprises on exam day. The Texas Real Estate Exam Prep program is available as an online OnDemand Course.

7. Take the state exam

Once you have passed the state exam and your fingerprints are on file, you will receive an Active or Inactive Salesperson License from TREC via email (remember to monitor your junk mail folder).
